Two Kinds of Dublin Floors

Hardwood flooring in Dublin tends to start from one of two places. Either the house went up in the last fifteen years and still has whatever the builder put down, or it sits in the older western neighborhoods where the first housing tracts went in around 1960. The city's population climbed from 46,036 in 2010 to 72,589 in 2020, so a large share of local homes fall into that first group. We handle both: new installations, engineered planks, refinishing and repairs, all quoted in writing before any work starts.

When the builder's floor is not the floor you want

New subdivisions such as Wallis Ranch, which opened its first phase in September 2016 and was built out by several national builders, and the Toll Brothers homes at Tassajara Hills went up within the last decade or so. Owners often move in, live with the standard finish for a few years, and then decide on solid or engineered hardwood once they know how the rooms actually get used. Common requests we hear:

  • Replacing carpet in bedrooms and lofts with wood that matches the main floor
  • Swapping laminate or thin factory floors for engineered hardwood with a real wear layer
  • Running one continuous floor through the kitchen, family room and hallway
  • Adding wood treads and risers to a carpeted staircase

Townhomes and condos near the BART stations

Part of Dublin's recent growth has been transit-oriented building around its two BART stations, including the Aster and Valor Crossing projects. Stacked and attached homes usually come with association rules about flooring. Many associations ask for an acoustic underlayment rated to a certain level, require approval before hard surfaces replace carpet on upper floors, and limit work hours and elevator use. Bring us your CC&Rs or the architectural request form and we will build the quote around it, listing the underlayment we plan to use so your board can review it.

West Dublin's original oak

The homes built when Dublin first turned from farmland into a suburb are now more than sixty years old. Some still have strip oak under carpet or vinyl that was added later. Before recommending a new floor, we pull back a corner and check thickness, nail pattern and any old water staining. If enough wood remains above the tongue, a full sand and refinish can cost far less than tearing it out, and patched sections can be woven in with matching boards.

Our services in Dublin

  • Hardwood floor installation: solid or engineered, nail-down, glue-down or floating
  • Refinishing: sanding to bare wood, stain samples on your own floor, and a fresh topcoat
  • Engineered hardwood: a good fit over concrete slabs and in condos
  • Repair and board replacement: pet damage, water spots, deep scratches
  • Hardwood stairs: new treads, nosings and risers, or refinishing existing ones
  • Screen and recoat: a light abrasion and new coat for floors that are dull but not worn through

Acclimation in the Amador Valley

Dublin sits in the Amador Valley, at the junction of Interstates 580 and 680. Inland valley air is generally drier in summer than the bay shore, so wood delivered to a Dublin home should rest inside the house before installation until its moisture content is close to the subfloor and room conditions. We check both with a meter rather than going by a set number of days.

Dublin Housing at a Glance

  • Fast recent growth. Dublin's population rose from 46,036 in 2010 to 72,589 in the 2020 census, a 57.7% increase, and in 2013 it was the second-fastest-growing city in California.
  • Suburb since 1960. The first housing tracts were built in West Dublin in 1960, turning a rural community into a suburb. The city itself was not incorporated until February 1, 1982.
  • Ownership and turnover. About 65.7% of Dublin homes are owner-occupied and 84.7% of residents lived in the same house a year earlier (Census ACS, 2020 to 2024), a sign of a newer, more mobile housing stock.
  • New subdivisions. Wallis Ranch has about 816 units, with its first phase opening in September 2016, and Tassajara Hills has about 370 detached homes built by Toll Brothers.

Dublin Questions

Can I put hardwood in a Dublin condo or townhome near BART?

Usually yes, but check your association first. Many require a specific acoustic underlayment under hard flooring on upper levels and want to approve the product beforehand. We can give you a written spec sheet to submit with your request.

Is it worth replacing the builder-grade floor in a newer Dublin home?

It depends on what is there. If it is laminate or a thin factory product that is already wearing, engineered or solid hardwood will last longer and can be refinished later. If it is a decent engineered floor, a screen and recoat might be all it needs. We will tell you which after looking.

My West Dublin house has carpet. Could there be oak underneath?

Many homes from the early 1960s tracts were built with strip oak that was later covered. Lift a corner in a closet or let us check. If the wood is sound and thick enough, refinishing is often the better route.

How long does an install take in a typical Dublin home?

A few rooms of engineered flooring is often a matter of days once the material has acclimated. Solid wood that needs finishing on site takes longer because each coat has to dry. Your written quote will give an expected schedule.
