One City, Very Different Floors

Hardwood flooring in San Jose starts with knowing what era the house is from. A Craftsman in Naglee Park, a ranch home in an area annexed in the 1950s and a newer townhouse near a light rail line can sit within a few miles of each other and need completely different work. We treat the first visit as a survey of the floor you have before talking about the floor you want.

The pre-war neighborhoods

Hanchett Park, Naglee Park, the Rose Garden and Willow Glen hold late 19th- and early 20th-century houses in Craftsman, Mission Revival, Prairie, Spanish Colonial and Queen Anne styles. Floors in these homes may be old-growth oak or fir that has been sanded several times. Before quoting a refinish, we look at the tongue from a floor register or threshold to see how much wood is left above it. If it is thin, we suggest a lighter sand, a screen and recoat, or targeted board replacement rather than a deep cut that could expose nails.

The postwar tracts

The bigger share of San Jose's houses came later. Under City Manager A. P. "Dutch" Hamann, from 1950 to 1969, the city annexed property 1,389 times and grew from 17 to 149 square miles, while the population went from 95,280 in 1950 to 459,913 in 1970. Many homes from that build-out had narrow oak strip floors that were later carpeted. Pull the carpet back and you may find a floor worth sanding, with tack strip holes along the walls and some staining that will need attention.

Mid-century modern

Willow Glen also includes Eichler tracts, among them the Fairglen Additions and the Morepark neighborhood. Eichlers were built on concrete slab floors with radiant heating inside the slab, so nail-down solid hardwood is out. If a radiant system is still in use, we only quote products the manufacturer approves for radiant heat, usually an engineered plank, and we keep the floor temperature limits on the spec sheet in mind.

Services across San Jose

  • Sanding and refinishing of oak, maple and fir, with stain samples on your actual floor
  • Screen and recoat to refresh worn finish before it reaches bare wood
  • Board-by-board repairs, including pet stains, water damage and old floor-furnace or wall patches
  • New solid hardwood over wood subfloors and engineered hardwood over slabs
  • Stair treads and risers, nosing and landing work to match new or refinished floors

Water tables and old wood

Willow Glen's history is a reminder that parts of the valley floor sit close to groundwater: before residents voted 978 to 871 in 1936 to join San Jose, the high water table there often pushed raw sewage above ground from cesspools and septic systems. A raised floor over a damp crawlspace can show cupping or musty boards. We take moisture readings in the boards and in the subfloor, and if the numbers are high we tell you before any wood goes down so the source can be dealt with first.

Earthquakes and old fasteners

San Jose lies between the San Andreas and Calaveras faults and feels moderate earthquakes once or twice a year. Shaking does not usually harm a floor, but decades of small movements plus seasonal drying can loosen old cut nails and create squeaks. Re-securing loose boards from above with trim-head screws or face nails, then filling and finishing, is often part of a refinish here.

San Jose Background

  • A postwar boom. Between 1950 and 1969 the city annexed property 1,389 times and grew from 17 to 149 square miles. Population rose from 95,280 in 1950 to 204,196 in 1960 and 459,913 in 1970, so a large share of homes date from that era.
  • Historic neighborhoods. Hanchett Park, Naglee Park, Rose Garden and Willow Glen contain late 19th- and early 20th-century houses in Craftsman, Mission Revival, Prairie, Spanish Colonial and Queen Anne styles, where original wood floors may have been sanded several times.
  • Willow Glen's past as a town. Willow Glen incorporated as its own city in 1927 and voted 978 to 871 in 1936 to annex to San Jose, partly because its high water table made cesspools and septic systems overflow.
  • Ownership and values. About 55.8% of San Jose homes are owner-occupied and the median owner-occupied value is $1,233,200; 88.2% of residents lived in the same house one year earlier (Census ACS, 2020 to 2024).
  • Dry, sunny climate. San Jose averages about 298 days of sunshine and 16.14 inches of rain a year. Monthly average temperatures run from about 50°F in December and January to about 70°F in July and August.

San Jose Questions

Can the original floor in my Willow Glen or Naglee Park house be sanded again?

Often yes, but it depends on how much wood is left above the tongue. Floors in these older neighborhoods may already have been sanded several times. We check at a register or threshold and recommend a full refinish only when there is enough thickness; otherwise a screen and recoat or partial board replacement is safer.

What can go over the slab in a San Jose Eichler?

Eichlers were built on concrete slabs with radiant heating in the slab, so solid hardwood that has to be nailed is not an option. Engineered hardwood rated by its manufacturer for radiant heat, glued or floated, is the usual choice. We confirm whether your radiant system still runs before choosing a product.

I found oak under the carpet in my 1960s house. Is it worth refinishing?

Usually. Many tract homes from San Jose's 1950s and 1960s growth have oak strip floors that were carpeted early on. Tack strip holes, pad stains and minor pet damage can generally be filled, sanded out or fixed by swapping a few boards. We look at it in person and give you both a refinish and a repair line on the quote.

Why does my old floor squeak more after a few years?

Seasonal drying in San Jose's long dry summers, settling and the occasional small earthquake can loosen old nails. Squeaks can usually be fixed from above by re-securing the boards before or during a refinish.
