Repairing and Reviving Hayward's Older Floors
Hardwood flooring in Hayward often begins with a repair. The city was chartered in 1876, about 80 years before Fremont, Newark and Union City incorporated, and after World War II, factory workers who had come for wartime jobs settled here. The 1950 census found 14,272 residents; the 1960 census found 72,700. Developers such as Bohannon and Rousseau were among those building the houses that absorbed that growth. Floors in homes from that era have been lived on for 60 years or more. Many are still solid, but they carry patches, burns, gaps and water damage that a simple refinish will not hide.
Repair first, then refinish. On an older floor, we look at the damaged areas before anything else. Board replacement means cutting out the bad boards and weaving in new ones, staggered so the patch does not form a visible block. Then the room is sanded and finished as a whole so the old and new wood take color together. Typical damage:
- Boards that have darkened or softened around radiators, plants or a leaking appliance
- Black pet stains that have soaked into the wood fibers
- Patches left where a wall was removed or a floor furnace was taken out
- Loose or squeaking boards over subfloor that has dried out and shifted
- Wide gaps where earlier repairs used the wrong width of board
Rentals and turnover. Nearly half of Hayward's homes are rented; the 2020 census found 52.8% of occupied homes owner-occupied and 47.2% rented. For owners of rental houses and small multifamily buildings, a floor that looks good at move-in matters, but so does keeping a unit empty for as few days as possible. A screen and recoat can freshen a floor between tenants in a short window when the finish is worn but the wood is not exposed. When the floor is past that point, we can refinish a unit room by room and give you a written schedule so you know when it will be ready to show.
The fault under the city. The fault zone that shares the city's name crosses large parts of Hayward, downtown included, and the historic city hall that sits on the fault line was closed because of damage from gradual seismic movement. If your house has had foundation or seismic retrofit work, or you are planning it, tell us. It makes sense to finish structural work first and do the floors after, so any adjustments to the framing are done before new finish goes down.
When replacing makes more sense. Some floors have been sanded so many times that the tongue is showing, or have been patched with mismatched species until there is little original wood left. In those cases we tell you plainly and price new solid hardwood installation or an engineered floor instead of throwing money at a refinish that will not last. For upper-level units in multifamily buildings, impact sound matters: the 2025 California Building Code sets a minimum impact insulation class of 50 (field rating 45) between dwellings, and we select underlayment with that in mind.
Stairs that take a beating. Older Hayward homes with wood stairs often show heavy wear on the front edge of each tread. We can sand and refinish treads to match the floor, replace cracked treads, or convert carpeted stairs to wood.
Climate and finishes. Hayward has a Mediterranean climate with microclimates, averaging about 16 inches of rain a year and plenty of sun. We meter boards and subfloors before installing, and we use finishes that meet California's VOC limits, which cap wood coatings at 275 grams per liter and floor coatings at 100 under the state's residential table.

Hayward History and Housing
- A postwar boom town. Between the 1950 and 1960 censuses Hayward's head count rose 409.4%, from 14,272 to 72,700, then reached 93,058 by 1970. Rousseau and Bohannon are named among the major postwar home builders.
- Nearly half rented. The 2020 census counted 52,268 housing units in Hayward, 96.1% occupied, with 52.8% owner-occupied and 47.2% renter-occupied. ACS figures for 2020-2024 put owner-occupancy at 58.0%, while 91.3% of people had not moved in the prior year.
- The Hayward Fault runs downtown. Hayward's namesake fault zone crosses wide areas of town, downtown among them. The old city hall sits directly on the fault line and was closed because of damage from gradual seismic activity, and the 1868 earthquake destroyed most of the town's structures.
- Sunny and fairly dry. Hayward averages about 16 inches of precipitation and roughly 2,950 hours of sunshine a year, with an annual mean high of 68.5 degrees and a mean low of 50.8 degrees.

Hayward Questions
Can you match new boards to a 1950s Hayward oak floor?
In most cases. Older homes typically used red or white oak strip flooring in common widths. We match the species and width, then sand and finish the room together so the patch blends. Very old floors sometimes use an odd width, and we will tell you if a match needs special ordering.
How fast can a rental unit be turned around?
A screen and recoat on a floor that only needs a fresh top coat can often be done quickly, with the unit usable again once the finish has cured enough to walk on. A full refinish takes longer. Your written estimate includes a schedule so you can plan showings.
Should I do floors before or after a seismic retrofit?
After. Retrofit work happens mostly in the crawlspace and foundation, but it can involve framing changes and vibration. Finishing the structural work first means the new floor finish is not disturbed by the retrofit.
