Why Engineered Planks Suit So Many Fremont Floors
Engineered hardwood flooring is a wood plank built in layers: a top wear layer of real oak, hickory, maple or other species, bonded to a cross-layered plywood or composite core. Because the layers run in different directions, the plank swells and shrinks less than solid wood. That stability is why it is the usual answer for concrete slabs, condos and wide-plank looks.
Where engineered makes sense
- Concrete slabs: many townhomes and ground-floor condos are built on slabs, where solid nail-down flooring would need a wood subfloor first.
- Upper-floor condos: floating or glue-down engineered flooring over a rated underlayment helps meet HOA and building code impact-noise requirements.
- Wide planks: wide solid boards are more prone to cupping; engineered cores keep them flatter.
- Kitchens and open plans: engineered handles seasonal moisture swings better, though no wood floor tolerates standing water.
Wear layer: the number that matters
The thickness of the top layer decides how long the floor lasts and whether it can be sanded later. Thin wear layers cannot be sanded at all and can only be recoated; thicker ones can be sanded and refinished one or more times. When we compare products, we list the wear layer, the core type and the finish warranty from the manufacturer, so you can compare like with like instead of by price per box.
Glue-down, floating or nail-down
Glue-down installation bonds planks to the slab with a flooring adhesive and feels the most solid underfoot. Floating installation clicks planks together over an underlayment without fastening them to the floor, which is faster and is common in condos where the underlayment does the sound control. Thicker engineered planks can also be nailed or stapled over plywood, like solid flooring. HomeGnome's 2026 guide puts engineered hardwood at about $7.50 to $12.50 per square foot installed, with labor of $3 to $7, and notes click-lock floating floors fall at the lower end of labor.
Moisture testing on slabs
Concrete holds moisture long after it looks dry, and a slab that is too damp can loosen adhesive or cup planks from below. We test the slab before installation and follow the flooring and adhesive manufacturers' limits. If readings are high, the options include a moisture-control adhesive or membrane, or a floating installation with a vapor barrier.
HOA approval in condos
Most condo associations in the Tri-City area want to see the flooring and underlayment specifications before work begins, often with an acoustic rating. The California Building Code sets an impact insulation class of 50 for floor-ceiling assemblies between units in new construction, and associations frequently use similar numbers. We provide the product data sheets for your board submittal.

Planks glued, floated or nailed, with trim and transitions finished.

Engineered Hardwood Flooring Questions
Is engineered hardwood real wood?
Yes. The surface you walk on is a layer of real hardwood; the core underneath is plywood or another wood-based material. It looks like solid wood once installed.
Can engineered hardwood be refinished?
If the wear layer is thick enough, it can be sanded and refinished. Thin wear layers can only be screened and recoated. We list the wear layer for every product we quote.
Is engineered hardwood good for a kitchen?
It handles normal kitchen humidity better than solid wood, but standing water from a leak will still damage it. Wipe up spills quickly and fix appliance leaks early.
Does my condo need special underlayment?
Most associations require an acoustic underlayment with a stated sound rating. Ask your management company for the flooring rules and we will match a product to them.
