Installing Hardwood That Stays Flat and Tight
Hardwood floor installation is mostly preparation. The boards themselves go down quickly; what decides whether the floor stays flat, quiet and gap-free is the condition of the subfloor, the moisture content of the wood, and the fastening method. In Fremont that can mean pulling up 1970s carpet and pad, tearing out tile over a slab, or matching new boards to oak in the next room.
Choosing solid or engineered
Solid hardwood is one piece of wood, usually 3/4 inch thick, nailed to a wood subfloor. It can be sanded and refinished many times. Engineered hardwood has a real wood wear layer bonded to a plywood or composite core, which makes it more stable when humidity changes and lets it be glued or floated over concrete. Fixr's 2025 guide lists solid hardwood at about $9 to $23 per square foot installed and engineered at about $8 to $14. If your house is on a slab, or you live in a condo, engineered is usually the practical choice. If you are extending existing oak strip flooring, solid is the closer match.
What happens to the subfloor
We check the subfloor for flatness, squeaks, soft spots and old water damage. Plywood that has delaminated near a bathroom or kitchen gets cut out and replaced. High spots are sanded and low spots filled so the new floor does not flex or click. On a concrete slab we test moisture, because a damp slab will push moisture into wood flooring and adhesive. The fix may be a moisture barrier, a different adhesive, or a floating installation over a rated underlayment.
Acclimation and moisture readings
Wood takes on or loses moisture until it matches the air around it. The National Wood Flooring Association's guidance is to have the house at normal living conditions, roughly 60 to 80°F and 30 to 50% relative humidity, with heating or cooling running, and to keep the difference between the flooring and a wood subfloor within about 4 percentage points. We meter both before installing and record the readings. Fremont's mild, dry-summer climate is forgiving, but a floor installed during a wet winter week without checking can still open gaps by September.
Removing what is there now
Old flooring removal is often part of the job. Fixr lists carpet removal at about $0.25 to $0.75 per square foot, tile at $1.50 to $3.25, and old hardwood at $1 to $3. Some older vinyl flooring and adhesives can contain asbestos; if your house has old sheet vinyl or 9-inch tiles, we recommend testing before anyone breaks them up.
Layout and transitions
Board direction, where the first row starts, and how the floor meets tile, stairs and doorways all affect how the room looks. We usually run boards along the longest view in the room or perpendicular to floor joists, and we plan thresholds and reducers at doorways and slider tracks so heights line up. Door bottoms sometimes need trimming once the new floor is in.
Condos and shared buildings
In a condo, the HOA usually controls underlayment and installation method because hard floors carry footstep noise to the unit below. California's building code sets an IIC of 50 (lab) for floor-ceiling assemblies between units, and many associations require proof of a rated underlayment before work starts. We gather that paperwork before scheduling.

Hardwood Floor Installation Questions
How long does hardwood floor installation take?
Fixr notes that a two-person crew typically needs about one to three days for areas under 1,500 square feet. Removal, subfloor repairs and site finishing add time. We give you a schedule with the quote.
Can hardwood go over a concrete slab?
Engineered hardwood can be glued or floated over concrete once the slab is tested for moisture and is flat. Solid hardwood usually needs a wood subfloor over the slab, which raises floor height. We test the slab before recommending either.
Prefinished or site-finished hardwood?
Prefinished boards arrive with a factory finish, so there is no sanding dust or drying time in the house. Site-finished boards are sanded and coated after installation, which gives a smooth, flat surface and lets you pick any stain. Site finishing suits matching existing oak.
Do I need to move out during installation?
Usually not for prefinished or engineered floors, though the rooms being worked on are off limits. Site-finished floors need the area empty while finish dries, so some people plan around a weekend away.
